Streamlining the house moving process

The Conveyancing Association recently revealed its plans to modernise the home moving process in a bid to tackle the following historical issues faced by homeowners, conveyancers, estate agents and mortgage lenders:
- Fraud and Money Laundering
- Local Authority Searches
- Communication and Certainty
Buyers across the UK are faced with a real threat from fraud and money laundering which can easily wipe out any chance of completing a property purchase, with fraudsters gaining access to large sums of money through the manipulation of identification, accessing online bank details and intercepting emails to conveyancers. The proposed plans aim to tackle this issue "by providing a secure portal accessible only to a registered and verified user we can create a safe environment and trusted e-community.”
Local Authority Searches are next on the list with plans to speed up the process by introducing digitisation of data and monitoring the performance of Local Authorities to ensure quicker turnaround times and more accurate reporting.
Last but by no means least and certainly something that most people involved in the conveyancing process would benefit from is clearer communication and certainty, "All communications should be via a secure portal. Completion monies should be transferred on the day before completion." The aim here is to reduce the amount of back and forth between client, estate agent and conveyancer and ensure that funds are in place prior to the final transaction day (Completion day). This will help to avoid falling at the final hurdle, something that many buyers and sellers will have experienced which can cause high levels of stress and frustration at the end of what is already a stressful process.
The proposed solutions set out by the Conveyancing Association give us hope that there will be a change in the way the home moving process works in the not too distant future, but in the meantime the information above sets out a few key areas where we can work with our clients to provide a safer, more efficient service to ensure that we guide you through the process with as little stress as possible.
