The statistics in this article are definitely supported by the current market in Brighton & Hove. In the last 6 months, but in particular since the 1st January, the property team at Crosby & Woods have noticed that almost all of our clients who are selling have indeed found a buyer within a matter of days, in some cases on the first day their property has been marketed, and on a few occasions even before it was marketed as their agent has had buyers waiting.

There is clearly a massive demand to buy which at the moment is not matched by the number of properties for sale so the message for prospective buyers is to be ready to make an offer as soon as you see a property you like. As much as we all like to haggle over price to get a bargain, the stark reality at present is that a moment of hesitation can be the difference between getting your dream home or missing out to someone who is able to make an instant decision and is willing to pay the ‘market price’.

The old adage of location, location, location remains especially true in the City and surrounding areas, so sellers with properties in those areas know a buyer needs to be offering them very near to asking price (or more if there are multiple potential buyers) and as importantly, have clear evidence that they actually have the funds in place to ensure the transaction goes through.

Our advice to prospective clients looking to buy is therefore to speak to your bank or an experienced mortgage broker at the first opportunity so you know exactly what funds are available and then when you see a property that ticks most, if perhaps not all, of your criteria, to then make sensible offers on that property immediately. Low offers to test the water are likely to be rejected out of hand and not endear the buyer to the seller (as well as being beaten by other potential buyers anyway) and repeated requests to view again will place you at a competitive disadvantage to the buyer who is willing and able to act decisively after first visit.
