The Land Registry reduced fee scale order 2013 comes into effect on Monday 17th March 2014. The Land Registry, who are the government department responsible for registering land in England and Wales, have announced that following  the efficiency savings they have made in the last year it is reducing some of its fees for many applications lodged electronically. These changes mean that firms who subscribe to the new registration process can lodge their applications online, rather than on paper, and in doing so get access to cheaper fees for their clients.

Brighton & Hove and Sussex as a County generally is most definitely experiencing a booming seller’s market at the start of 2014. In layman’s terms this means that due a shortage of property that is available to buy (a shortage which has always been historical due to the proximity of the City to the Sea and to the Downs), there are at present many more people looking to buy than there are available properties actually for sale. The consequence of this past and present imbalance is that desirable properties in good locations are seeing multiple buyers…

http://www.telegraph.co.uk/finance/personalfinance/houseprices/10674138/Most-widespread-house-price-rises-in-10-years.html

The statistics in this article are definitely supported by the current market in Brighton & Hove. In the last 6 months, but in particular since the 1st January, the property team at Crosby & Woods have noticed that almost all of our clients who are selling have indeed found a buyer within a matter of days, in some cases on the first day their property has been marketed, and on a few occasions even before it was marketed as their agent has had buyers waiting.

There is clearly a massive demand to buy which at the moment is not matched…

  • Posted On: Blog

At Crosby & Woods regrettably we see this situation faced by many of our clients who after a relationship breakdown are left to deal with the consequences of a former partner’s debts, often debts that they were never aware of as their former partner had actively concealed them.

As this article demonstrates, financial organisations can be quite inflexible in treating separating parties as individuals with the result that the financial irresponsibility of one can have a very prejudicial and long term affect on the other person’s future ability to obtain finance in their own name. The guidance here is just that,…

The Pre-nuptial agreement has always been something that we in the United Kingdom think as being ‘so Hollywood’ and something that only is used by the rich and the famous (or infamous).  That has always been the case here but as this article shows times are changing to reflect better the way many people now choose to live their lives and as importantly, how this wish to ‘manage’ their relationships and their finances can be achieved.

With the divorce rate currently also standing at not far from…

At Crosby & Woods we are very pleased to see that both the Bank of England and our politicians could see the need for and the benefits that will follow from taking proactive steps to reawaken a property market that has struggled with lack of confidence and an absence of mortgage lending for far too long. Whilst the help to Buy Mortgage Guarantee Scheme is not a magic cure for all of these problems, nor will it be suitable for everyone looking to buy and sell, it is at least a step in the…

David Crosby, Head of Conveyancing at Crosby & Woods comments ‘this article does not give a specific area of the Country to which it applies but with Brighton & Hove very much being at the top of desirable places to live and work, and with a shortage of available property caused by geographical factors, not least the Downs and the Sea, it probably is pretty representative of this great City as we go into 2014. If this figure is accurate then the advice to all prospective buyers must be to be well…
